HOW HAS COVID AFFECTED THE BUYING/SELLING PROCESS?
In the province of Alberta, real estate is considered an essential service. Prior to entering someones house all parties must complete a Covid 19 disclosure form, and there is a maximum of 2 people (additional to the agent) allowed per showing. It is possible to have more than 2 people view the property, with prior consent from the seller.
As of January 2021, open houses are currently on haitus, but the government is constantly updating their rules and this could change on a weekly basis.
IS IT SAFE TO LET BUYERS INTO OUR HOME?
All buyers are mandated to wear personal protective equipment when entering homes, and are discouraged from touching surfaces. Sanitize before and after a viewing and be respectful of peoples boundaries. Virtual tours are available if the seller chooses to opt out of showings.
ARE PEOPLE BUYING DURING A PANDEMIC?
Yes! In the Spring of 2020 no one knew what the future of Calgary real estate would be. The pandemic has prompted a lot of people to reevaluate their living situation, and people are realizing that their space no longer works for them. Combine that with record low interest rates and a reduction of supply, the number of transactions in 2020 surpassed all expectations. Lots of sellers held off listing their home last year, which in turn has created an inventory shortage. Buyers need to act quickly if they are serious about a property.
